A clear path from vacant to rent-ready.

Our process is simple. We start with a comprehensive inspection which generates an electronic report with pictures that you get to keep. At the same time, you are provided with a comprehensive quote to complete the needed repairs to prepare your property to be rented, at the best price we can offer. We will handle the targeted repairs, a full refresh or a coordinated light remodel, all without you having to juggle several different contractors. At the end, you get your property or unit Heritage-Certified Rent-Ready. If anything else within the scope needs to be done prior to rental, it's free! Because this is a service targeted for rental properties, there are very few individual choices to make. We will handle most of the minutia for you, so you can simply relax, knowing your property will be brought up to our tenant tested rent ready condition with expert management throughout the process.

Frequently asked questions

Answers before we get started.

Straight answers about pricing, finishes, payment, warranties and the work we take on.

01 Is Heritage the cheapest option?

No. We believe we are the best overall value when the value of your time and stress are considered, but you can absolutely find cheaper solutions. But ask yourself, what's another 2 months of lost rent, endless arguing, and having to personally inspect the work of multiple people worth to you?

02 Is Heritage licensed and insured?

Yes. We are fully licensed for the state of Pennsylvania, but currently not for Philadelphia. We are working on that, though, and should have it sorted out soon!

03 Can I pick my own colors and finishes?

No. Heritage aims to offer you not just repairs, but a system to make all future repairs and maintenance easier. By standardizing things like windows, paint colors, and flooring, it makes ongoing maintenance more routine and easier. There is no matching paint or attempting to find the right window parts when we are taking care of you.

04 What kind of payments do you accept?

We mainly prefer checks, cash, and direct deposits, but we can also accept PayPal, Venmo, Cash App, Zelle, Chime, and major credit cards. Usage fees do apply. We are also working on offering financing.

05 What is your warranty?

Everything we do carries a 1-year warranty. In the event something goes wrong, we will inspect the claim and immediately make repairs if it is our fault, even while occupied. Sometimes, it ends up being a tenant-fault issue, however. If that is the case, we will still fix it, but you will receive a bill and will need to recover the cost through your tenant and/or their liability insurance, if applicable.

06 Can I pick and choose what I want you to do from your report?

To a point, yes, but pricing, warranty, and ease of future repairs are not guaranteed if you do this. Say you need new flooring, paint, and cleaning/treatment for smoking in the property, but you only want us to handle painting. Painting alone will cost more than the package price and may not come with a warranty. We are really best suited for folks who want to have an ongoing relationship and avoid many of the maintenance pitfalls that commonly occur.

07 Will you prep my property for sale also?

Absolutely! The same standards will apply.

08 I just bought a house and it needs everything. Can you handle a full gut rehab?

Yes! We specialize in the less-than-full-rehab space, but we can make this happen for you as well. These jobs often take longer, however, and there tend to be more surprises. Expect pricing to be anywhere from $50–$200 per square foot, depending on the work needed.

09 Do you do new construction?

Not at this time, but it may be added in the future.

10 Can you handle my maintenance needs once occupied?

Yes, but only for pre-existing customers for whom we have already completed a Heritage-Certified Rent-Ready renovation.
